By using the website or booking an estimate with your residential roofers in Olympia, WA, you agree to them. If a signed job agreement with us says something different, the signed agreement controls for that job.
2. Free estimates & written quotes
- Estimates and roof measurements are free and carry no obligation.
- Every quote is written and itemized, and lists the scope, materials, layers to be removed and how decking repairs are priced.
- Quotes are valid for 30 days unless the quote states otherwise, because material prices change.
- Prices, timelines and product information on the website are general information, not an offer. Your written quote is what counts.
3. Your written agreement
Work starts only after you approve a written quote or sign a job agreement. Changes to the scope (for example adding gutters, a skylight or extra decking) are agreed in writing, with the price, before the extra work is done. Washington law gives you the right to cancel certain home-improvement contracts within three business days; any such rights will be explained in your agreement.
4. Scheduling & weather
We schedule roofing around safe, dry working conditions. In western Washington, rain, wind and cold can move start dates. We open only as much roof as we can dry in the same day, and we will contact you promptly about any weather delay. Delays caused by weather, material shortages or permit timing are not a breach of these terms.
5. Hidden conditions
Some problems cannot be seen until the old roof is removed, such as rotted or soft decking, skip sheathing, extra roof layers or damaged framing. If we find a hidden condition, we will stop, show you photos, and agree the price in writing before repairing it, using the unit prices in your quote where they apply.
6. Your property & access
- Please give us access to the roof, driveway, power and water as needed, and move vehicles, patio furniture and fragile items away from the house.
- We protect landscaping with tarps, run a magnetic nail sweep and haul away roofing debris every day. Some vibration inside the home is normal during tear-off; please secure items on walls and shelves.
- Keep children and pets away from the work area for their safety.
7. Permits & building codes
When a permit is required, we apply for it with the City of Olympia, Lacey, Tumwater or Thurston County and schedule any inspections. Work is done to the Washington State Building Code and the manufacturer's installation instructions. HOA approvals and historic-district reviews are the property owner's responsibility, but we will provide product information to help.
8. Warranties
Roofing materials carry the manufacturer's warranty. Our workmanship warranty, its length and what it covers are stated in your written quote. Warranties do not cover damage from storms, falling trees, foot traffic by others, alterations or repairs made by someone else, lack of reasonable maintenance (such as clearing gutters and moss), or conditions that existed before our work and were outside our scope.
9. Payment
Deposits, progress payments and final payment are set out in your written quote. Final payment is due when the work is complete and you have had a final walk-through. Accepted payment methods are listed on your invoice.
